Oystra Phase 2 is now open for sale. Richmind confirmed the news on 29 January 2026, after every home in the first phase of its Zaha Hadid-designed project on Al Marjan Island, Ras Al Khaimah, had been sold.
Richmind is the ultra-luxury real estate arm of Richmind Holding. Oystra is its flagship project in the UAE, and the first residential development by Zaha Hadid Architects (ZHA) anywhere on Al Marjan Island. This article covers what the Phase 1 sell-out showed, what Oystra Phase 2 includes, and what comes next.
What Oystra Phase 2 Means for Al Marjan Island
A full sell-out before construction is complete is a strong signal in any market. For Oystra, it moved the project into its second phase in less than a year after its public launch, and it gave Richmind clear data on who is buying and why.
Oystra Phase 2 builds on that demand. It adds more homes, a small release of limited edition penthouses and new hospitality plans. Richmind has described the new phase as offering even more exclusivity and premium features than the first.
A Phase 1 Sell-Out Led by Buyers From Europe
Richmind shared a breakdown of Phase 1 buyers. More than half came from Europe. The developer also saw significant interest from the USA, Canada, China, Australia and Turkey.
This mix matters. It shows that Oystra is not only selling to buyers already living in the UAE. Overseas buyers are choosing Al Marjan Island as a second home or long-term base, drawn by the design and the coastal setting.
"The sell-out of Phase 1 is a resounding validation of our vision to bring art into living," said Mohammad Rafiee, CEO of Richmind. He added that Oystra has resonated strongly with European buyers who value the combination of Zaha Hadid architecture and functional luxury in a growing lifestyle destination.
Inside Oystra Phase 2: Penthouses, Limited Editions and Hospitality
The headline of Oystra Phase 2 is a limited release of ultra-luxury penthouses. Richmind expects them to list at around AED 75 million each. At that level, they are set to become a new reference point for price and exclusivity on Al Marjan Island.
Alongside the penthouses, Phase 2 brings more limited edition homes in small numbers. Richmind has also said it will announce a partnership with a luxury hospitality brand during 2026. That partnership is planned to bring curated serviced residences and high-end food and beverage options to the community.

Launch Night at Ain Dubai
Richmind marked the start of Oystra Phase 2 with an evening at Ain Dubai on 27 January 2026. The guest list included investors, dignitaries and industry leaders.
Internationally acclaimed DJ Shimza headlined the night. The programme also included choreographed dance acts and a drone show over the Dubai skyline. During the evening, Richmind presented awards to the brokers who played a key role in the Phase 1 sell-out.

Taking Oystra to Buyers in Asia and Europe
To meet global demand, Richmind has opened a sales office in Shanghai to serve buyers in China and across the Far East.
In February 2026, the developer took Oystra on a European roadshow. Stops included Manchester and Hamburg, followed by an exclusive showcase at Harrods in London. Rafiee described the Shanghai office and the Harrods collaboration as strategic steps to stay close to Richmind's global clients.

The Design Team Behind Oystra
Zaha Hadid Architects leads the design, with its signature flowing, sculptural forms. Dewan Architects + Engineers is the executive architect, turning the design into a building that can be delivered on site. HBA designs the interiors, and Cracknell is responsible for the landscape.
"With Phase 2, we continue the narrative of fluid elegance," said Christos Passas, Director of Design at Zaha Hadid Architects. He said the architecture is designed to engage with the sea, the wind and the light, and that the global response confirms a universal language for beauty and innovation.
Where Oystra Sits: Al Marjan Island and Ras Al Khaimah
Al Marjan Island is a group of four man-made, coral-shaped islands off the coast of Ras Al Khaimah. It offers around 7.8 kilometres of beaches and more than 20 kilometres of waterfront.
The island is also home to Wynn Al Marjan Island, the UAE's first integrated resort, which is scheduled to open in 2027 with more than 1,500 rooms and suites. Oystra sits just steps away. Together with new hotels and branded residences, these projects are turning Al Marjan Island into one of the most watched coastal destinations in the region.
Construction Progress and the 2029 Handover
Construction began in late 2025, when Richmind broke ground on Oystra, Al Marjan Island. Building work continues on site, with handover planned for 2029.
Richmind Holding operates across the UK, Germany, China and the UAE, and expects further international growth. Oystra Phase 2 is the next step in that plan.
